Reducing Water Risk for a 48 Story High-Rise During Construction

Paseo at 80 Rainey is a 48‑story, 835,000‑square‑foot multifamily tower rising in the heart of Austin, Texas. With 557 luxury units and premium amenities—including a pool deck, spa, bar, and expansive common areas—the development was positioned to become one of the city’s most desirable residential destinations when it opened in December 2025.

For a project of this scale, water damage represents one of the most significant risks to schedule, budget, and asset protection. JE Dunn Construction, the general contractor, sought a reliable, high‑pressure flow monitoring and automatic shutoff solution capable of meeting incoming PSI requirements while supporting their risk‑management strategy. Polygon partnered with WINT Water Intelligence to deliver a water‑damage prevention system that protected the project during construction and into commissioning.

CHALLENGE

Large high‑rise projects face elevated exposure to water‑related losses, especially during active construction when temporary water lines, new plumbing tie‑ins, and high‑pressure systems are in constant use.

Understanding this, JE Dunn prioritizes proactive water damage protection on projects meeting certain criteria. The primary objective is to protect the building from accidental discharge, undetected leaks, and after‑hours water events—risks that can lead to six‑ or seven‑figure losses and major schedule delays.

At Paseo, the team required a flow monitoring and control solution that could operate at 100 psi, the City of Austin’s municipal water pressure requirements. They needed continuous oversight of the temporary water infrastructure and allowed for rapid response to potential issues. The initial focus was a 2-inch temporary water line, where real-time alerts helped Superintendent Brian Edwards monitor system performance and address anomalies before they became larger problems.

Polygon deployed the WINT water‑damage prevention platform, beginning with installation of a 2‑inch smart valve on the temporary water line. This system provided continuous flow monitoring, AI‑driven anomaly detection, and automatic shutoff capability. For approximately one year, the temporary line served as the project’s primary water source, and WINT delivered reliable oversight throughout that period. Brian Edwards received alerts directly, enabling him to respond quickly to unusual flow patterns or potential leak conditions.

As construction progressed, the project transitioned to its permanent domestic water system. JE Dunn installed a 6‑inch smart valve in the building’s basement to operationalize monitoring on the main domestic line. This system was integrated inline before the  booster pumps, protecting water delivery across all 48 floors while maintaining full monitoring and shutoff capability. The 6‑inch valve was activated in April, marking a major milestone in the project’s risk‑management strategy.

RESULTS

Several events validated the system’s effectiveness. flow alerts on the 2‑inch line helped identify spikes tied to specific site activities, giving JE Dunn greater visibility into water usage patterns and confirming system reliability. When water usage exceeded established thresholds, the system automatically shut off water service and alerted the team via SMS. After confirming the activity onsite, users remotely restored service. Later during commissioning, when water was first turned on the system detected abnormal flow, allowing the team to intervene before damage occurred.
