How to Prevent Leaks While on Holiday

Whether you're heading out for a weekend or a longer break, safeguarding your property from unexpected water damage is a smart move. Follow these essential steps to protect your home or business while you’re away.

Shut Off Your Main Water Supply

The most effective way to prevent water damage is by shutting off your main water valve before you leave.

This valve, typically located near where the main line enters your property, often in a basement, utility room, or crawlspace, stops water from flowing into your pipes altogether.

Turn it clockwise until it stops. If you're unfamiliar with its location or operation, consider asking a plumber to show you. It’s a simple step that can prevent a costly disaster.

Check for Leaks on All Visible Pipes and Fixtures

Take time to inspect exposed pipes, taps, and appliances throughout your property, especially in basements, crawlspaces, utility rooms, and bathrooms.

Look for any signs of leaks: water stains, damp spots, corrosion, or drips.

Even minor leaks can escalate while you’re away. If you spot anything unusual, arrange for a plumber to address it before you go.

Test Drains for Slow Flow or Blockages

Run water through all sinks, showers, and bathtubs to ensure drains are clear and flowing smoothly.

Watch out for gurgling sounds, slow drainage, or unpleasant smells, all warning signs of a developing blockage.

Left unattended, blocked drains can overflow and cause serious damage. If necessary, clean the drains yourself or schedule a professional service.

Inspect Toilets for Leaks and Running Water

A toilet that runs continuously can waste significant amounts of water.

Check around the base for dampness, listen for running water, and lift the cistern lid to ensure the flapper is sealing properly.

Make sure the flush handle works as it should and that water stops running after each flush.

Repair any leaks or faulty parts before you leave.

Prepare Your Washing Machine and Dishwasher

Both appliances have the potential to leak or cause electrical faults if issues arise while you’re away.

Run a final empty cycle, shut off the water supply to the appliances if possible, and unplug them.

Leave the doors slightly ajar to prevent mildew buildup.

Check hoses for cracks, bulges, or signs of wear, especially if they’re more than five years old, and replace them if needed.

Arrange for Someone to Check In

If you’re going away for more than a few days, ask a trusted neighbour, friend, or family member to check on your property.

Provide them with your contact details, the location of your main water shut-off valve, and the number of a reliable local plumber.

A quick walkthrough every few days can help catch problems early, before they become serious.

Turn the Water Back On Slowly Upon Your Return

When you return, don’t rush to turn the water back on.

Open the main valve gradually to prevent sudden pressure surges.

Start by running cold taps on the lowest floor of your property for a few minutes to flush out any trapped air or sediment.

Once your water heater refills, you can safely open hot water taps.

As the system restarts, check all fixtures and appliances for leaks to ensure everything is functioning correctly.

Taking a few simple steps before leaving your property unattended can save you time, money, and stress. A proactive approach ensures you won’t return to unexpected water damage, giving you peace of mind while you’re away.
