The Chapel Wharf Project

The Chapel Wharf Project, due for completion in December 2019, is one of the largest Private Rental Schemes (PRS) in the UK. It’s part of a major redevelopment of the area and consists of four apartment blocks, ranging from 11 to 23 floors in height. The project includes 995 residences made up of 1, 2, and 3-bedroom apartments. As part of their wider environmental commitment to reduce landfill and improve sustainability, Sir Robert McAlpine (SRM) brought in Polygon’s Surface Repair specialists’ skills to support the build by repairing rather than replacing damaged items throughout the construction.

Challenge:

Busy construction sites inevitably lead to damage, and Chapel Wharf was no exception.

With the scale and pace of the development, hundreds of apartments were being finished and prepared for handover, all at various stages of construction.

That meant that surfaces and finishes were prone to scrapes, bumps, and other minor issues, requiring constant attention to ensure handover deadlines could be met without compromising on quality.

Solution:

Starting in November 2018, two Surface Repair specialists were placed on site every day throughout the week, working alongside SRM’s construction teams.

Their role was to rectify damage quickly and effectively, allowing the construction crews to continue progressing without needing to wait for costly replacements or bring in separate trades.

The Finishers operatives were responsible for repairs across a huge range of surfaces, including:

  • Glass
  • Curtain walling
  • Internal doors
  • Timber frames
  • Worktops
  • Panels
  • Tiles
  • Bricks
  • Showers
  • Flooring

So far, this has included more than 3,000 individual window repairs as well as hundreds of fixes to kitchen worktops, door and window frames, scratched glass balconies, and more.

The repair specialists have helped minimise delays and reduced the need for replacement items or additional trades such as plumbers, plasterers, tilers, and carpenters, as Polygon’s team covers skills across all these disciplines.

Outcome:

Polygon’s contribution has demonstrated how repair services can be embedded into ongoing construction, rather than being limited to the final snagging stage.

Their flexibility, speed, and range of expertise meant SRM could rely on them to address a wide spectrum of damage without the disruption and cost of replacement or multiple subcontractors.

SRM has been very pleased with the results, finding that the integration of repair throughout the build helped streamline completion and maintain momentum across the large-scale project.

Interesting Facts:

  • The site achieved 1,000,000 hours of RIDDOR-free working time, a major health and safety milestone.
  • To celebrate, SRM hosted a hog roast for its team, including Polygon, and gifted each worker a new pair of safety goggles and a hard case as a reward.
